Guest Speaker Event - April 24, 2007

George Carollo, senior real estate officer from the State of California Dept of General Services (Real Estate Division)

Mr. Carollo and his staff (and his boss, Terry) talked to us about internships and job opportunities with the State for this summer and next year.  25% of the General Services Dept will retire in the next 5 years, making this a great time to join the biggest employer in Sacramento.

Four student positions are currently being offered which could lead to full time employment in the fall. The state will have a test date in July or August to fill the permanent positions. Special emphasis was made on the volume and variety of work that employment with the state provides. Of course, job security and favorable hours (compared to private sector) are part of the package with state jobs, but the ability to begin brokering deals much sooner, and potential for travel throughout the state are appealing perks, as well.

The event was attended by around 15 members and friends. TOGO's sandwiches and soft drinks were provided by Rho Epsilon, through a donation from Associated Students, Inc.

DGS also participated in our Career Fair. Thank you, DGS, for your support of Rho Epsilon!

Guest Speaker Event  - February 14, 2007

John Frisch, Cornish & Carey Commercial Real Estate (Senior Vice President, Manager)

Mr. Frisch took time out of his busy schedule to speak about the current climate in the commercial real estate market, his experiences in the industry, and his position as President of ACRE (Association of Commercial Real Estate).

John talked about how the slow down in job growth, residential construction, and sales in 2006 is affecting the office market today. The strong construction pipeline will increase the vacancy rate in the next 12 - 18 months, overall vacancy rates are predicted to be around 15.5% in 2007, the public sector will continue to bolster leasing in the region, and office rents will still appreciate 2% - 3%.

The event was attended by around a dozen members, who participated in a lively exchange during the Q & A portion of the evening. Mr. Frisch was very candid in his remarks, and was articulate and direct in describing the current state of the commercial leasing market and prospects for the future.

John's straightforward evaluation of market conditions and employment prospects for our graduating seniors was refreshing. The evening was very entertaining and informative.

Guest Speaker Event - December 14, 2006

Fred Katz & Steve Kirkpatrick of Katz Kirkpatrick Properties, and Neil Doerhoff, the former Real Estate Director for Raley's

These three professionals shared their extensive knowledge about current trends in shopping center development, including: trade area analysis, optioning the property, securing anchor tenants, the entitlement process, design, construction, leasing and sale. The event was very popular, and we will look into hosting more development oriented speakers at future dates.

The event was well attended by around forty members and friends. Food was provided by Rho Epsilon, through a generous donation from Dos Coyotes, with a special assist from our own Harriet Anderson.
